In a village house you have to choose the right category. The tourist-use home (vivienda de uso turístico) under Decreto 12/2017 (Galicia’s tourist rental decree) is let as a whole, for stays of under 30 days, and is registered by responsible declaration to Turismo de Galicia and entry in the REAT. If the house is on rural land, the decree only admits legally existing buildings. Rural tourism houses are another category, with their own regulation and requirements on traditional buildings. And stays of 30 days or more are seasonal lettings, outside the decree. For many houses in Salceda, what works best is to combine tourist use in summer and long weekends with seasonal lets for professionals the rest of the year. Before registering we review the house’s planning situation, because in villages it is common to find extensions or outbuildings that have not been regularised and are best resolved first.
Applicable regulations
