A market with two profiles
The old town has little housing available and plenty of demand from couples who want to sleep in the village and see it without the day trippers, at dusk. Outside the old town, in the parishes of Poio and the beach areas, demand is more family-oriented and seasonal, with week-long stays. Prices and strategy differ: in the old town you sell the experience; outside it, the space, the parking and the proximity to the beach. Parking in the old town in summer is difficult, so if your property has its own space or is near a car park, we highlight it in the listing, because it is one of the guests’ most frequent questions.
Applicable regulations
Poio is governed by the Xunta’s Decreto 12/2017: the property is let in full, for stays of under 30 days, with a declaración responsable submitted to Turismo de Galicia and registration in the REAT (Galicia’s tourist-business register), a 24-hour phone line, complaint forms, civil liability insurance and heating (unless you only open from June to September). We know of no specific municipal VUT regulation in Poio; the amendment to the general plan ordinances approved in 2025 deals with other matters. It should be borne in mind that in a protected historic ensemble any work (refurbishment, replacing window frames, façade) needs authorisation from Patrimonio, so it is wise to plan the preparation well ahead. Since April 2025, in buildings with a community of owners, the agreement of three fifths of the owners is required. The national NRUA register is no longer required following the Supreme Court ruling of May 2026.
