The guest who returns every winter
Los Cristianos attracts a very specific profile: retired Europeans or remote workers, above all British, Nordic, Belgian and Italian, who spend between three weeks and several months of the winter and often return to the same property the following year. What matters to them is being able to do everything on foot: Los Cristianos beach and Las Vistas, the walk to Playa de las Américas, supermarkets and the health centre. In summer the profile changes to families from the Canary Islands and mainland Spain, and travellers who use Los Cristianos as a base for the ferry to La Gomera.
Where the most in-demand properties are
- Seafront and the Las Vistas promenade: apartments with a sea-view terrace, the first to fill up at Christmas.
- Developments in the upper area (such as Cristian Sur): complexes with a pool, somewhat cheaper and with views over the bay; in great demand for one-month stays.
- Next to the harbour: useful for anyone combining Tenerife and La Gomera on the same trip.
La Montaña de Guaza, a protected natural area that closes off Los Cristianos to the east, offers a trail that many long-stay guests walk every week.
Long stays and Ley 7/2026
With this kind of guest you need to be clear about which contract you sign. Since August 2026, Ley 7/2026 presumes any stay of 31 days or less in a residential property to be tourist, unless the contract records the reason for the stay and the tenant has been asked about it. Above 31 days, with a documented reason, it is a seasonal rental governed by the Ley de Arrendamientos Urbanos (Spain’s urban leasing act). Signing short stays without that justification is now an infringement under the Canary Islands tourism law.
Regulations and the homeowners’ association
Los Cristianos belongs to Arona, whose planning does not yet expressly allow tourist use on residential land, as Ley 6/2025 has required since December 2025: today no new registrations can be made. If your property was already registered, you can continue under the consolidated use regime or the five-year transitional one, always with the prior notification of classified activity filed before 31 July 2027.
In Los Cristianos buildings the homeowners’ association counts for a lot. Since April 2025, the Ley de Propiedad Horizontal (Spain’s condominium law) requires express approval from the owners’ meeting, by three-fifths, to start a new tourist activity; those already operating under tourism rules can continue. Ley 6/2025 also requires a certificate that the statutes do not prohibit it.
On the register: the Supreme Court ruling of May 2026 struck down the procedure of the national NRUA, so in Los Cristianos what is required in each listing is the number from the Registro General Turístico de Canarias.

Frequently asked questions about holiday rental management in Los Cristianos
For many properties, yes: the winter guest in Los Cristianos stays for weeks or months and returns, which reduces cleanings, turnover and gaps in the calendar. In exchange, the nightly price is lower than on a short stay. If it exceeds 31 days and the contract records the reason (remote work, health, studies), it is a seasonal rental. If you did not have a declaración responsable before 13 December 2025, not today: Arona’s planning does not yet allow tourist use on residential land, and without that there is no urban planning certificate. In addition, in a building you would need the approval of three-fifths of the association. In the meantime, you can rent on a seasonal basis (more than 31 days, with the reason in the contract) without it being a holiday home.
If you opt for consolidated tourist use, the right lapses on transfer: the buyer does not inherit it. Ley 7/2026 makes only one exception, for inheritances, where the heir can continue for up to ten years from the transfer. If you are under the five-year transitional regime, the period runs regardless. If you plan to sell in the next few years, it is worth knowing this before choosing a regime.
Yes. Since 3 April 2025, the Ley de Propiedad Horizontal allows the owners’ meeting to approve, limit, condition or prohibit the activity by three-fifths of owners and shares, and requires express approval to start a new one. Anyone already carrying it out in line with tourism rules before that date can continue. Ley 6/2025 adds that authorisation is not granted if the statutes or a resolution of the meeting prevent it.
With self check-in: the guest receives the electronic lock code on the day of arrival and lets themselves in when they disembark, without waiting for anyone. If they arrive with luggage and a rental car, we tell them where to park near the harbour and the apartment.
