The week of the bull runs
The Cuéllar bull runs (encierros) take place during the festivities of Nuestra Señora del Rosario, in late August; the first is held on the last Sunday of the month. They are declared of International Tourist Interest and sources place them as the oldest documented in Spain, with references from the 13th century. During those days demand for accommodation far exceeds supply: peñas (festival social clubs), families returning to the town and fans from all over Spain look for a house for several nights. It is the week that earns a property in Cuéllar the most income, and it is wise to have the calendar open months in advance.
The rest of the year
Cuéllar is about 60 kilometres from Segovia and has a castle of the Dukes of Alburquerque, a National Monument since 1931, and a Mudéjar ensemble with an interpretation centre in the church of San Martín. In August a Mudéjar Medieval Fair is also held. The weekend visitor comes for heritage, food and nature in the pine forests, especially in spring and autumn. This is a two-night guest who wants a whole house and parking.
With around 9,500 inhabitants according to the 2025 INE figures, Cuéllar is also a town with its own services and employment, which generates demand for medium-term stays: healthcare professionals, teachers or technicians working a season in the region. For them, a seasonal rental contract lets them occupy the property in winter and leave it free for festival week.
What your property needs
In Castilla y León, Decreto 3/2017 applies: a responsible declaration before starting, registration in the Tourism Register, the registration number in listings, a plaque at the entrance, 24-hour support and complaint forms. The maximum stay with the same tourist is two consecutive months. If the property is in a building with an owners’ association, since April 2025 the express agreement of the neighbours is required. We are not aware of a specific municipal limit in Cuéllar, but we review the planning for your street. Cuéllar comfortably exceeds 3,000 inhabitants, the threshold the 2025 draft regional reform used to halt new openings, although that reform has not been approved. The single state registry has no longer been required since the Supreme Court ruling of May 2026.

The draft made public in October 2025 proposed banning new tourist homes for five years in municipalities with fewer than 3,000 inhabitants. Cuéllar exceeds that population, so in principle it would not fall under that case, but the reform has not been approved and its final text may change. In the meantime Decreto 3/2017 applies. If you are planning to open, we prepare the paperwork so it can be processed as soon as possible.
