Q: Which regional law governs holiday rentals in the Community of Madrid?

The current regulation is Decree 27/2026 , approved on 25 March 2026, which amends Decree 79/2014. Every holiday rental must be registered with the Madrid Registry of Tourism Companies and Activities (REAT) . The minimum surface area is 25 m² and there are specific equipment requirements. Important: the state-level Unique Registry (NRUA) introduced in 2025 was annulled by Spain’s Supreme Court (STS 620/2026 of 19 May 2026), so it is no longer mandatory; only the regional REAT applies. Under the Oasis, Paraíso and Legado plans we handle the full paperwork.

Q: Do I need approval from my building's homeowners association?

Yes. Since April 2025 the Community of Madrid requires express approval from the homeowners association before allocating a property to holiday rental use. If the community has banned the activity in its statutes, you will not be able to operate. We review this point with you before onboarding to avoid surprises later.

Hace 2 meses decidí cambiar la gestión de mis propiedades en Benalmádena y Nerja (Málaga) y probé con Cabana, ha sido la mejor decisión que he podido tomar.
